The hotel is titled property with no liens (this is not a concession) and is located just across the small street from the beach lot. It has 17 rooms, 11 with private baths and A/C, and 6 rooms with a ceiling fan, that share 2 ½ baths. There is an owner’s apartment on-site with a bedroom, living area (or second bedroom), one bathroom, and a kitchen, and a storeroom. The living area or second bedroom is a lock-off from the apartment so the apartment can be rented if you choose to live off-site. The construction is a combination of concrete and hardwood. I believe most of the construction is about twenty years old. The hotel has a small kitchen and restaurant where we serve breakfast to the guests but not lunch or dinner. All air conditioning has been changed over the last 2 years. The jacuzzi was completely redone in June 2018. The Jacuzzi pump was changed in April 2019. The roof of the rooms with a private bathroom was changed in October 2017. The restaurant area only serves breakfasts but all licenses (catering and alcohol) are up to date for a restaurant if this is your project. hotel Samara is an institution on-site and has long found its audience. Hotel occupancy has averaged 54% annually. The low season months are Sept, Oct, and Nov and we use that time for painting and repairs. In the past, we have not closed our doors in the low season, although some businesses do in Samara.
